The Manor Royal BID team has long-held aspirations to transform and regular refresh all the gateways to the Manor Royal Business District.
Manor Royal’s Gateway 1 is located on Gatwick Road adjacent to the dual carriageway leading from the M23 and the Hazelwick Flyover. It is Manor Royal's busiest access point with around 30,000 vehicles travelling between the Gatwick Road, Hazelwick flyover and the Manor Royal road roundabout daily.
The Manor Royal BID has led several large projects to improve this important entrance area to the Business District, including:
2014 - Crawter’s Brook People’s Park opened – 7.5 acre acre site that the Manor Royal BID reclaimed and turned into a multi award-winning park, with the opening and welcoming entrance just off the Gatwick Road roundabout.
2019 - Works to vastly improve the busy entrance to Manor Royal Business District were completed thanks to the Crawley Growth Programme - a £60m programme of investments and projects to upgrade local infrastructure. The upgrades included landscaping with new trees, plants and railings, public art and formalised car parking in front of the Bank Precinct. While roads and highways are not under the remit of the Manor Royal BID, we constantly report faults and issues and work with the highways authorities to improve the roads in Manor Royal. We are delighted that West Sussex County Council in September 2024 will be starting extensive resurfacing works from the Gatwick Road roundabout to Hazelwick Flyover.

We understand the increasingly difficult challenges Councils face but can point to multiple ways the infrastructure of the Business District has been improved by close working with both the County and Crawley Borough Councils. The planned improvement to this area has been on the list for a while and is so badly needed. My thanks to the officers and Councillors of the Council who have supported the scheme.”
